Robertson Homes services encompass all aspects of creating your dream custom home, remodel or addition, from design and planning, permitting, constructon, and project management through to completion.

Design

SCHEMATIC DESIGN

During this first phase of work, Robertson Homes will collect and analyze all necessary information from the clients, site visit, applicable engineers, municipality and/or city officials and realtors as necessary. We will advise the client as to the necessity of civil, structural, soils or other engineers' services. Then Roberston Homes will develop scale floor plans for review.

DESIGN DEVELOPMENT

At this point, the plans begin to take formal shape. The sketches developed during the Schematic Design phase are further developed in 1/4" scale, including the floor plans, elevations, and roof plan. The client should review the plans and make all minor revisions necessary.

CONSTRUCTION DOCUMENTS

All documents necessary for submission to the building department for permit will be completed during this phase. Each elevation, floor plan, etc. will be drawn in 1/4" scale then checked for accuracy and completeness. All details required by the building department will be included on these documents as well as notes, dimensions, engineering, and structure. At the end of Construction Documents phase, the client will have a complete set of construction documents, suitable for building department permit application.

Building Services

PRE-CONSTRUCTION

FEASIBILITY STUDY

Weather developing or short plating a parcel of land or building a single or multi-family project, Robertson Homes can get the project started. We would gather information from the client, real estate agent, title, county, and city regarding lot dimensions, building restrictions / requirements, easements, and utilities. This helps the client make sure that the project is feasible before too much money has been invested.

PERMITTING

Robertson Homes can take the architectural plans and associated/required documentation through the appropriate permit process.

CONTRACT DOCUMENTATION

While the permit process is underway, Robertson Homes will start to create the contracts, finish schedules, specifications, budget, and project schedule. These documents are what make up the contract between Robertson Homes and the client and these, along with the architectural plans; guide us through the construction process.

CONSTRUCTION

PROJECT MANAGEMENT

Once the permit has been issued and all contract documentation has been completed and agreed to, Robertson Homes will start the build out process. We will be responsible for coordinating all work on site, including inspections, subcontractors and vendors, and required special services such as engineers. We will also be responsible for processing all payments to subcontractors and vendors while updating the budget and project schedule.
